Commercial grounds maintenance in Terre Haute and Brazil
Grounds maintenance for property managers, HOAs, churches, medical and industrial sites in Terre Haute, Vigo County and Brazil. Written scope, documented visits, one invoice for every site.

On this page
Grounds maintenance under a written scope for each property, every visit documented, and one invoice per billing period however many sites you hold.
Scope
In scope, written per property
- Turf: mow, trim, hard-edge walks and curbs, blow all hard surfaces, at the frequency in the contract
- Turf health: fertilization and broadleaf control on a four- or six-round program, each application logged
- Beds: weed control, shrub trimming to a stated height, mulch to a stated depth
- Seasonal: spring cleanup and leaf management through the fall drop
- Site walk: trip hazards, storm damage and failed plantings flagged to you
Contracted separately
- Irrigation repair and backflow testing
- Tree work
- Snow and ice, offered this season with a 2-inch trigger
- Lot sweeping and striping
- Tree disease diagnosis and treatment
A reduced summer frequency is agreed in writing, not left to the crew. Exclusions are named in the contract so they are not discovered in a dispute.
Commitments in writing
| Commitment | Terms |
|---|---|
| Response | Within 12 to 24 hours of you reporting a problem |
| Weather | Rain can push a visit back a day; it does not cancel it |
| Price changes | At least a week's notice before any rate goes up |

Fertilizer and pesticide work is done under Indiana licensing from the Office of Indiana State Chemist. Business licence #278075, with Zac Wallace, category 3B, as certified applicator of record for turf.
Pricing and invoicing
Priced per property and per service against measured turf, beds and walks. The measurements are part of the contract, so a change in scope shows up as a change in quantity.
Invoicing
- One consolidated invoice per billing period, with per-property and per-service lines
- Your PO number on the invoice where you need it
- Net 30; ACH and card accepted
- Rates fixed for the contract term; any fuel or material escalator is written into the contract
Portfolios split across several vendors pay for each vendor's drive time between your sites. One contract across Terre Haute, the county and Brazil removes that.
Who this is for
Apartment and multi-family managers, HOA boards, churches and schools, medical offices, industrial and warehouse sites, and multi-branch banks and credit unions.
